Four highly visible commercial properties in downtown Eau Claire hit or re-entered the market on Oct. 15, when Elite Realty Group listed or re-listed them, Volume One reported Oct. 16.
All four properties, stretching from Eau Claire Street to Wisconsin Street, are owned by Mohammad Al-Hashlamoun or his business, Azara Properties LLC. He was unavailable for comment.
The former State Theatre, which he has owned since 2019, is now listed at $550,000, down sharply from a $1.95 million asking price when it was listed again around January of this year.
The building at 423 Wisconsin St., built in 1918 and the former longtime home of the Eau Claire Area Hmong Mutual Assistance Association, is listed at $350,000 and is currently vacant. The building at 8 S. Farwell St., across from the public library, is listed at $800,000 and has had no public-facing tenant since Hope Gospel Mission moved its men's shelter out in 2019.
The largest asking price is $849,900 for 406 Galloway St. Its tenant, Leona's Pizzeria, is not closing and still has about two and a half years left on its lease.
City Community Development Director Aaron White said the listings are unrelated to current downtown conditions. He said ownership changes can give tenants a chance to buy their buildings, give startups or expanding businesses a home, or create redevelopment opportunities.
